Calling ORHP, they send yet another (third!) plumber, who immediately decides the flange is fine (again, without looking at it, it's either Superman-level vision or some kind of witchcraft) and that the problem is the floor, then walks away.

ORHP say days to determine repair or replace, and another 30 days to purchase deliver from their sources. The program works well for simple service repairs, toilet wax seal leaking, dryer hearing element, breaker failure replacement. Now that I have more complex repairs, it bogs down and I am left with a dead appliance 30 to 60 days. Service providers are SLOW, they partner with independent jobbers desperate for business. I asked a few larger providers and story is same. This is an older home that needed a lot of attention.
